Aliante Real Estate: A newer Master planned community still under development located in North Las Vegas and featuring a public golf course in the Sun City Aliante neighborhood. Featuring 1,165 acres of Total Development and aprox. 428 acres set aside for parks and recreational uses with 24 miles of walking trails. 100 acres have been set aside for commercial development. Aliante Homes & Condos can be found here with prices starting in the high $200's and going up to over $500,000. There is a SID/LID for this community along with Association fees.
Desert Shores Real Estate:Desert Shores is located in Northwest Las Vegas. The community features 682 acres and four man made lakes with over 3,000 homes. Developed in 1988, community amenities feature a 2,100 sq. ft. clubhouse, a lagoon style swimming pool surrounded by a sand beach and a picnic park with volleyball, basketball, and playground facilities. Twenty two residential districts feature everything from apartments, condos, medium priced housing and executive estates. Condos can be found starting in the mid 100's and homes range from the high $300,000's to well over $1,000,000 for Desert Shores Custom lakefront homes. No Sid or Lid for this community but there is an association fee.
Mountains Edge Real Estate:Mountains Edge is One of the newest Las Vegas Master planned communities located in Southwest Las Vegas Featuring over 3,000 acres with 500 acres set aside for Open space. No golf course in this area but plenty of parks and walking trails. Currently, over 21 builders are selling and building homes in this community. Mountains Edge Home prices range from the 300's to over $500,000. One great feature of this community is the requirement by the developer that all homes built be Energy Star rated which earns a big thumbs up! There is a SID/LID for this community and Association Fees.
Painted Desert Country Club: Painted Desert is a Guard Gated Master planned golf course community located in Northwest Las Vegas. There are some pretty good finds here if you are looking for a Golf Course community with prices ranging in the mid high $200's for the condos to over $700,000 for the custom homes.
Red Rock Country Club Red Rock Country Club is a Guard Gated Community Located in Southwest Las Vegas in the Master planned community of Summerlin. Homes are priced from $700,000 to over $3,000,000. Situated around two Arnold Palmer designed golf courses, this community features a beautiful clubhouse with an amazing tennis complex and aquatics center. Association fees are an extremely reasonable $175 a month and there is no SID/LID
Rhodes RanchRhodes Ranch is aproximately a 1,500 acre Las Vegas Master Planned Community located in Southwest Las Vegas. The community is situated around a 6,909 yard lushly landscaped golf course designed by renowned architect Ted Robinson. Residents do receive discounts and preferred tee times. This community is an excellent choice for a Las Vegas vacation home due to the ease of access from the airport. Our vacation home owners that own property here love it for this reason and for the public golf course with extremely reasonable fees. The community within the 24 hour guard gates is broken down into several different communities. Home Prices range from the $400's to over $1,000,000. No Sid/Lid and a very reasonable $100 association fee for the guard gated homes. Gated communities within the guard gated community have an added fee.
Spanish Trail Real Estate & Homes: Spanish Trail is a Guard Gated Community. The majority of the homes in Spanish Trail were built in the mid 1980's. We love this community for its mature landscaping throughout and its convenient location in Southwest Las Vegas which is only minutes from the Las Vegas strip. Prices start in the mid $300's and go to well over $8,000,000.
Southern Highlands Real Estate:Southern Highlands is a Las Vegas Master Planned community comprised of aproximately 2,299 acres located in Southwest Las Vegas and is actually seperated into two seperate parts: The Estates and The Villages. The Estates are high end luxury homes and lots in a guard gated community situated around a very exclusive and private Robert Trent Jones Sr. and Robert Trent Jones Jr. designed course. Membership is very limited. The Villages comprise of several builders including Pulte Homes, Kimball Hill, America West, Richmond America, and KB Homes. Prices in The Estates range from $600,000 for the villas and custom lots up to well over $2,000,000. Prices in The Villages range from the high $200,000's to over $600,000. There are SIDS/LIDS and association fees that vary with the Master Plan fee of $35 a month.
Summerlin Real Estate Summerlin is Located in the Far West part of Las Vegas in The Northwest and Southwest sections of Las Vegas and bordering Red Rock National Conservation Area. Consisting of several villages that make up by far the largest True Master planned community in Las Vegas. This is where you will find some of the most expensive real estate in Nevada and a section of Summerlin called The Ridges recently made the Forbes top ten list of most expensive real estate in the United States. Custom lots with dramatic views of Las Vegas can easily go for well over $1,000,000 for just a 1/2 acre lot. Homes & Condos range from the mid $300,000's to well over $5,000,000. Several golf courses can be found here including TPC Summerlin, TPC Canyons, Bears Best, Sienna, Red Rock Country Club, and the Sun City Summerlin courses. In certain communities that are all custom homes such as Tournament Hills Country Club, finding a home for under $1,800,000 is a great find. There are Sids/Lids in this community and association fees ranging from $31 a month to over $300 a month depending on the community.
