What You Need to Know About Purchasing A New Home in Las Vegas

Before you grab that Sunday Paper with the clever advertising disguised as real estate advice on how great a community is, it's best to consult with real estate professionals that will have your best interest in mind.


Yes, those articles in the Sunday Section of the Real Estate section are paid advertisements by the builders. Of course they are going to tell you how great everything they build is! You also need to know that the onsite agents work for the builder. In other words, if something goes wrong, whose side are they going to be on? Somebody buying one or two homes or somebody paying them to sell 200 homes? Most onsite home sale agents can't show you other properties for sale. More then likely they are not going to show you what surrounding resale homes are selling for. Their job is to sell the homesite they are working for, not to sell the best home for you.

In 2004 when demand for new Las Vegas homes was extremely high, we saw several instances where brand new homes were selling for Tens of Thousands of Dollars more then brand new resale homes right around the corner. Sadly, when the market slowed down and some builders reduced their prices, many new homeowners with no representation now have negative equity in their homes. In other words, they can not sell their home for what they paid for it.

We also have access to show you what surrounding resale homes are selling for in the community. We'll know if the price is right. Knowing the different Las Vegas builders also means we know the quality that you are buying. Builders only have to meet the minimum standards. Some builders advertise low prices to get you in the door and then charge for everything that some builders offer as standards. This can affect your future resale value. In 2004 when investors were purchasing new homes left and right, many of them spent no money on upgrades resulting in comparable values for the neighborhood being lower then home purchasers who spent too much money on upgrades.

Buyer representation is free for you. Builders are happy to pay real estate agents to bring them buyers. This does not mean that you will save money if you do not use a real estate agent. In Nevada, builders cannot lower the price of their homes to you in exchange for not using a Real Estate Agent. Use a real estate agent to coordinate all of the planning for you. It's like having a personal assistant working for you for free!
