Buying Las Vegas Bank Owned Foreclosures - What to Expect

When purchasing bank repos in Las Vegas (also known as REO Homes) keep in mind you are dealing with a bank and that bank could be located pretty much anywhere in the United States so don't expect any instant answers for your offers and also expect the Las Vegas foreclosed home to be sold "as is". Foreclosure filings are up in Southern Nevada and you can find some that are practically brand new. For the exceptional real estate deals in Las Vegas, expect heavy interest in the property and multiple offers.

You Must be Pre-Approved before submitting offers or have the ability to show proof of funds. While Las Vegas Bank Owned homes are sold "as-is", you do have the right for property inspections.

A quick search on 4/17/2007 showed over 300 properties listed as Las Vegas Foreclosures available for sale on the Las Vegas MLS that included a brand new $2 Million dollar custom home never lived in, a Million Dollar Bank Repo home in Anthem Country Club and a bank repo condo in Southwest Las Vegas for $139,900.
When filling out the information above, it is very important to include your price range that you are comfortable with because despite what some late night infomercials on real estate investing tell you about properties being purchased for $5,000, it's just not going to happen in Las Vegas.Be realistic, you will be able to find bank owned homes, townhomes or condominiums at a Fantastic price and there are even some Luxury Las Vegas homes in Foreclosure.

Too many people are still moving to Las Vegas and the current slowdown is probably due more to overbuilding by New Las Vegas homebuilders and purchasing by real estate speculators that are now finding that the demand is not keeping up with the supply. New home permits are now down as homebuilders are lowering their new home inventory. Keep in mind that the Las Vegas economy is strong and even more resorts are being built meaning even more jobs in Las Vegas. Unemployment in Las Vegas is extremely low and more jobs on the way. Don't expect 20%+ appreciation rates but when you consider the Las Vegas economy compared to other real estate areas, it just shows more long term promise and that is what real estate investing is really supposed to be all about.
